What is it?
It is a measurement of the energy-efficiency of your property (using specialised software) taking into account the size of the building, the method of construction, construction-materials, degree of insulation, degree of ventilation and the heating system including the fuel types consumed.
How Is the Property Rated?
The result of the assessment will rate your property from “A” through to “G”. An A-rated property will be the better energy-efficient one (with A1 being best), and a G-rated will be the least efficient.
How much will it cost?
There are no set costs but are estimated to start at €180(+VAT) approximately for a standard houses, and of course more for larger properties.

What impact if any will this have on my properties rental-value?
In the light of ever-rising energy costs, a property's BER may influence a tenant’s decision when choosing between similar properties in a particular area. The higher rated property will be more attractive. If my BER Cert assessment is rated low, do I need to change or improve the property?
If my BER Cert assessment is low, do I need to change or improve my property?
A BER certificate is designed to provide the prospective purchaser or tenant of a property with information about the energy characteristics of a particular dwelling. It simply ensures that the purchaser or tenant knows whether they are getting an energy-efficient dwelling or not. You may of course choose to improve the insulation but this is optional on your part.
Important Note for Landlords
Fundamental to the EPBD is that a Building Energy Rating (BER) Cert must be supplied to prospective buyers or tenants before a sale or letting, otherwise there may be grounds to sue or have the contract declared voidMore about BER Certification
Certification is required for the first turnaround of tenants after 1st January 2009. They are a table outlining the energy efficiency of the property. They will be valid for a period of 10 years. BER Assessors need to be registered with SEI (Sustainable Energy Ireland) in order to issue the Certification. It should be made available for tenants looking at the property (or through a letting agent)
Protected structure or proposed protected structure within the meaning of the Planning and Development Acts 2000 to 2006 are exempt from the requirement. These properties do not require a BER Certificate when letting.
